"I live in Bridgeland" can mean a 2008 house on a lake or a model home with the paint still drying. Same name, very different tax bills.
The short answer: Bridgeland Cypress TX is an 11,500-acre master-planned community by Howard Hughes along the Grand Parkway, between US 290 and I-10. It has five villages, builders still selling new homes, MUD taxes and HOA dues, and it's served by Cy-Fair ISD, Waller ISD or Katy ISD depending on the address.
Updated October 2026.
Where is Bridgeland, Cypress TX, and how's the commute?
Bridgeland sits in unincorporated northwest Harris County, with part in Waller County, between US 290 and I-10, per Covering Katy News and Wikipedia.
The Grand Parkway (SH 99) runs right through it, and US 290 is your route toward the Loop and Downtown.
Bridgeland's location page says residents can reach the Energy Corridor in under 30 minutes, and the nearby Cypress Park & Ride gets commuters Downtown in about 50. I found no reliable published time to the Medical Center or Galleria, so drive it at 7:30 on a Tuesday first.
What kind of homes are in Bridgeland, and how big are the lots?
Bridgeland homes range from established houses in the original villages to new construction in Prairieland and Creekland Villages. Home sales started in 2006, per Wikipedia, so the oldest sections are about 20 years old.
The five villages, per Bridgeland:
- Lakeland and Parkland Villages: the original, established sections, with Lake Bridgeland and mature amenities.
- Prairieland and Creekland Villages: still growing; Creekland covers nearly 2,300 acres with about 54% set aside as green space, Hoodline reported in June 2026.
- Bridgeland Central: the 925-acre urban district with Village Green, H-E-B and the future Toro District.
Lot sizes vary by builder and section. As of October 2026, Coventry Homes lists 40-foot homesites from $347,990 and 55-foot homesites from $539,990. Empire Homes, the newest builder, starts in the mid-$300,000s in Creekland Village, per Hoodline.
Del Webb Bridgeland, the first 55+ section, lists base prices from $414,990 to $589,990 for mostly single-story homes.
Straight talk: the price on the sign isn't what you'll pay. Lot premiums, upgrades and the MUD rate land on top. Read my questions to ask before signing a builder contract first.
What amenities come with living in Bridgeland?
Bridgeland's amenities center on water and open space: about 800 acres of lakes and waterways and 250 miles of existing and planned trails, per Bridgeland. The activity centers:
- Lakeland Activity Center: junior Olympic pool, 30-foot slides, fitness center and tennis on Lake Bridgeland.
- Dragonfly Park: beach-entry pool, fitness center, dog park and splash pad.
- Longwing Landing: pool complex next to a 40-acre lake for kayaking and catch-and-release fishing.
- Terrapin Park (Creekland Village): two pools plus pickleball, tennis and basketball, with Bridgeland estimating an autumn 2026 opening.
For errands, Village Green at Bridgeland Central has an H-E-B plus shops and restaurants like Starbucks, P. Terry's and Drybar.
What does it cost to own a home in Bridgeland?
Owning in Bridgeland means your mortgage plus a property tax bill that usually includes a Municipal Utility District (MUD) rate, plus HOA dues. The rate depends on the exact section, so check these before you write an offer:
- Read the MUD Notice to Purchaser. Texas Water Code §49.452 requires the seller to give it to you before you sign, as Texas A&M's Real Estate Research Center explains.
- Look up the address. Harris County parcels are at the Harris Central Appraisal District; Waller County parcels are at the Waller County Appraisal District.
- Ask for the HOA dues and budget, including what they cover for your section.
- Check flood risk. Use the Harris County Flood Education Mapping Tool and FEMA's Flood Map Service Center, and get an insurance quote during your option period.
I'm leaving out a single "Bridgeland MUD rate" on purpose. There isn't one official figure for the whole community, and a wrong number is worse than no number.
Which school districts serve Bridgeland?
Bridgeland is served by three school districts depending on the address: Cy-Fair ISD serves Lakeland and Parkland Villages, Waller ISD serves Prairieland and Creekland Villages, and a small part of Prairieland is zoned to Katy ISD, per Wikipedia's Bridgeland entry. Zones change, so confirm any address with the district itself:
- Cy-Fair ISD attendance zones
- Waller ISD attendance zones
- Katy ISD (official district site)
- TEA School Report Cards for official state data on any campus
I don't rank schools. I'll help you find the official zone for any address, and you decide.
What's new in Bridgeland right now?
The biggest change is the Toro District, an 83-acre district in Bridgeland Central anchored by the Houston Texans' future headquarters and training facility.
- Toro District: Harris County approved a reinvestment zone for it on Feb. 12, 2026, Community Impact reported. Covering Katy News reported June 30, 2026, that groundbreaking was expected in the fourth quarter of 2026, with opening set for July 2029 training camp.
- 20 years of Bridgeland: Bridgeland marked its 20th anniversary with community events on Oct. 3, 10 and 17, 2026.
- Del Webb now selling: Del Webb Bridgeland is open for sales, with quick move-in homes listed for November and December 2026 completion.
- Grand Parkway widening: TxDOT plans to widen it from four to six lanes from West Road to south of US 290, a $72.6 million project running summer 2026 through 2029, per Community Impact (April 9, 2026).
What's the Bridgeland housing market like right now?
HAR doesn't publish one monthly number for all of Bridgeland, so the closest reliable snapshot is the 77433 zip code, which covers much of it. HAR reports a September 2026 median single-family sale price of $405,000 in 77433, down from $442,821 a year earlier, with 168 sales, 39 days on market and 1,224 active listings in October.
Within Bridgeland, HAR's Parkland Village page shows 164 sales in 2025, down from 256 in 2024. For the bigger picture, see my September 2026 Houston housing market update.
What this means if you're buying in Bridgeland
Buyers in Bridgeland have choices right now, and the smart move is comparing total monthly cost, not list price.
- Compare a resale in Lakeland or Parkland against new construction in Prairieland or Creekland, including the MUD rate and HOA dues for each.
- Confirm the school district for the exact address. In Bridgeland, the village decides it.
- Ask builders what incentives are on the table, and get a second quote from a licensed lender you choose.
- Check where the Toro District and Grand Parkway work sit relative to your street.

What this means if you're selling in Bridgeland
If you're selling in Bridgeland, your competition is the builder a few streets over, so price and presentation have to be right on day one.
- Price from recent sales in your own village and section, not the 77433 median.
- Lead with what a new build can't offer: mature trees, a finished street, amenities that are already open and no construction next door.
- Have your MUD notice, survey and HOA documents ready before you list.
