Buying a home in the Greater Houston area is one of the biggest decisions you'll make — and the suburbs each have their own personality, price points, and quirks. Here are five things I walk every buyer through before we start touring homes.
1. Get pre-approved before you shop
A pre-approval tells you exactly what you can afford and makes your offer far stronger. In fast-moving suburbs like Katy and Sugar Land, sellers often won't consider an offer without one. Talk to a lender first — I'm happy to recommend trusted local ones.
2. Research the school district
Even if you don't have school-age children, the district affects resale value. Katy ISD, Fort Bend ISD, and Cypress-Fairbanks ISD are among the most sought-after in the region, and homes zoned to top schools hold their value well.
3. Understand property taxes and MUD districts
Texas has no state income tax, but property taxes are higher than the national average, and many newer master-planned communities sit in a Municipal Utility District (MUD) that adds to your tax rate. Always check the total tax rate before you fall in love with a home.
4. Think about your commute
Houston is spread out. A home in Richmond or Manvel may be more affordable, but factor in drive time to the Medical Center, Energy Corridor, or downtown. Test the drive at rush hour before you commit.
5. Work with a local agent
Every neighborhood has its own story, and a local agent knows which streets flood, which builders cut corners, and where the best value is right now. That's exactly what I do for my clients across Fort Bend and Harris County.
