Two identical homes can carry very different monthly costs

Much of the Greater Houston suburbs sits inside a Municipal Utility District — a MUD. A MUD is a special taxing district that finances water, sewer, and drainage infrastructure for a development, and it levies its own property tax on top of city, county, and school district taxes.

This is why two comparable homes a mile apart can have meaningfully different monthly payments. MUD rates vary by district and generally decline over time as the original bonds are paid down, so a newer development often carries a higher rate than an established one nearby. The MUD rate for any specific address should be confirmed before you write an offer, not estimated from a neighbor's tax bill.

Houston has no conventional zoning

The City of Houston is the largest US city without a conventional zoning ordinance. Land use is governed instead by private deed restrictions recorded at the subdivision level, which means the protection against an incompatible neighboring use varies block to block rather than being set city-wide.

Practically: read the deed restrictions for the specific subdivision, and check what the adjacent parcels are actually entitled to do. In neighborhoods where restrictions have lapsed or were never recorded, there may be no private constraint at all.

Flooding is a per-address question

Texas requires a seller to complete a Seller's Disclosure Notice that asks directly about previous flooding, whether the property is in a floodplain or flood pool, and whether the seller has ever filed a flood insurance claim. Read it closely and ask follow-up questions where an answer is left blank or marked unknown.

Floodplain maps are revised over time and a property's designation can change, which affects both insurance cost and lender requirements. Verify the current designation for the specific address rather than relying on the neighborhood's general reputation.

School attendance zones are not permanent

Fort Bend ISD, Katy ISD, Cypress-Fairbanks ISD, and the other districts across the region redraw attendance boundaries periodically as new schools open and enrollment shifts. A home marketed as zoned to a particular campus today may be rezoned later.

If a specific school is a deciding factor, confirm the current zoning with the district directly for that exact address, and ask whether any boundary changes are under consideration.
