Your Path to a Sale

The Home Selling Process

Deciding to Sell+

Before anything else, it’s a good idea to sit down and clarify your motivations and draw up a basic time frame for the selling process.

Why Sell?

Do you intend to find a larger property, or move to another neighborhood, school district, city, or state? Being clear about your intentions will make it easier to determine the most appropriate option for your financial, lifestyle, and real estate goals.

When Should I Sell?

Establish your time frame early. If you need to sell quickly, I can speed up the process with a complete market analysis and action plan. If there’s no pressing need, we can review current market conditions to find the most favorable time.

Select an Agent & Price+

The most important factor in choosing a real estate professional is their education and experience in the industry. Look for an agent with advanced training, a strong local track record, and clear communication.

Pricing Your Home

When you work with me, you’ll have my knowledge, expertise, and negotiating skills working for you to arrive at the best market price and terms. I’ll keep you up to date on the marketplace and on competing properties so you know exactly how to price and when to sell.

Prepare to Sell+

A well-presented home sells faster and for more. Small improvements can make a big difference in how buyers perceive your property.

  • Declutter and depersonalize so buyers can picture themselves at home.
  • Handle minor repairs and a fresh coat of neutral paint.
  • Deep clean, brighten every room, and boost curb appeal.
  • Stage key spaces to highlight your home’s best features.

I’ll employ the most effective marketing and advertising strategies for your property and guide you through the complicated paperwork from the initial agreement to the final documents.

Accepting an Offer+

When an offer comes in, we’ll review the price, terms, and contingencies together. Price isn’t the only variable — financing type, closing timeline, and conditions all matter.

I’ll help you evaluate each offer objectively and negotiate counter-offers to maximize your return while keeping the transaction on track.

Escrow, Inspections & Appraisals+

Once you’ve accepted an offer, the buyer will typically schedule inspections and their lender will order an appraisal.

  • Cooperate with reasonable inspection and appraisal access.
  • Be prepared to address inspection findings through negotiation.
  • Stay on schedule so each milestone closes on time.

I’ll keep you informed at every step and advocate for your interests as we move toward closing.

Close of Escrow+

At closing, the title company or attorney handles the paperwork, disbursement, and recording. Once documents are signed and funds are transferred, the sale is complete.

I’ll make sure you understand every document and that the transaction closes smoothly — so you can move on to your next chapter with confidence.
