Sugar Land, block by block

Buying, selling or relocating with a REALTOR® whose office is right here on Highway 6

Sugar Land is home base for me. My office is on Highway 6, I'm in these neighborhoods most days, and I can tell you which streets back up at 5pm and which ones don't.

Here's the straight talk: Sugar Land isn't one market. A 1980s home in First Colony and a newer build in Riverstone or Telfair can sit ten minutes apart and price, show and sell completely differently. A national headline won't tell you which one fits your life. I will.

Sugar Land, neighborhood by neighborhood

First Colony

One of Sugar Land's original master-planned communities, with mature trees, established sections and a wide range of home ages. The question here is less "is it nice" and more "what's been updated, and what hasn't."

Riverstone

About 3,800 acres on Sugar Land's south side with townhomes, single-family and custom homes, plus resort-style amenities. Here's who this is for: buyers who want newer construction without leaving Sugar Land.

Telfair

Newer homes, walking trails and a short drive to Town Square. If you're comparing Telfair against new construction farther out, the drive and the HOA are part of the math. We'll run both.

Imperial & Town Square

The old Imperial Sugar site has turned into some of the area's newest neighborhoods, near Constellation Field. Town Square is where everyone ends up for dinner. My fave Friday night plan, honestly.

Getting around: US-59/I-69, Highway 6, the Fort Bend Tollway and the Grand Parkway all run through or near Sugar Land, so your commute depends a lot on which side of town you pick. Tell me where you're driving to and I'll tell you which neighborhoods make sense.

What I do for Sugar Land buyers and sellers

  • Buying: I'll show you what your budget actually gets you in each neighborhood, side by side, before you fall in love with a listing.
  • Selling: I price with comps, not compliments. If I think your number is wrong, I'll tell you, and I'll show you why.
  • New construction: my favorite niche. Bring me on your first builder visit so I can compare incentives and upgrades for you.
  • Relocating: moving to Sugar Land from out of state? I'll do the neighborhood legwork so your weekend trip counts.
