Luxury is defined by the local market, not a single national number. Across Fort Bend and Harris County it generally means the top tier of a given neighborhood, premium lots, custom or semi-custom builds, resort-style amenities, and finishes and privacy that set a home apart.

Buying a luxury home, the process+
- Proof of funds / pre-approval first. Luxury sellers and listing agents expect it before private showings.
- Jumbo financing. Loans above conforming limits have their own underwriting; I’ll connect you with lenders who specialize in them.
- Private, discreet showings. Many high-end homes are shown by appointment only, and some are marketed off-market.
- Deeper due diligence. Specialized inspections (pools, elevators, wells/septic on acreage, roofs), surveys, HOA and deed-restriction review, and appraisal strategy all matter more at this level.
Selling a luxury home, how I market it+
- Precise pricing. Thin comparable data at the top of the market makes accurate pricing critical, mispricing a luxury home is costly.
- Professional media. Architectural photography, video, drone, and floor plans that present the home the way luxury buyers expect.
