Most people shopping for land start by asking how many acres they're getting. I'd start somewhere else: where would you actually put the house?

At 14100 FM 1155 E in Washington, Texas, the answer looks a lot better than usual, and I'll explain why below.

The property at a glance

  • Address: 14100 FM 1155 E, Washington, TX 77880
  • Acreage: 59.86 acres (per appraisal district)
  • List price: $1,500,000, or about $25,061 per acre
  • Land: woods, open pasture, mature trees and two ponds
  • Access: asphalt frontage on FM 1155 E with a gated driveway
  • Water: well
  • Current use: agricultural, cattle and horses
  • Financing the seller will consider: cash, conventional, Texas Veterans Land Board
  • MLS#: 71961395

What 60 acres feels like out here

This is Washington County, just outside historic Chappell Hill. It's rolling country with oaks along the fence lines and Texas history on every back road.

The property gives you a little of everything: wooded areas if you want shade and seclusion, open ground for grazing or a garden, and two ponds. Ponds do a lot of work on a piece of land. They water livestock, draw wildlife, and give you something to look at from the porch.

There's also a paved farm-to-market road out front, which a lot of rural tracts at this size don't have. You can get a moving truck, a cement truck or a horse trailer in without worrying about a washed-out county road after a hard rain. With the gate closed, though, the land is still very private.

Before we talk about what to check, take a walk around the property with me.

Here's who this is for

  • Buyers who want to build a country home and have room for a barn, a shop, and whatever comes next.
  • Houston-area buyers who want a weekend place where the nearest neighbor isn't right over the fence.
  • Buyers who want recreational land with room for trails, fishing, and wildlife.
  • Buyers who want working land, such as cattle, horses or hay.
  • Veterans. The seller will consider Texas Veterans Land Board financing, which I don't see on every land listing. If you've served, ask a licensed lender or the VLB what that program could mean for you. I'm VA certified and always happy to walk veterans through the process.

My honest take: land is a different purchase

Buying land is not like buying a house in a subdivision, and I'd rather tell you that now than at closing.

With a house, most of what you're buying is visible. With land, the money is in the parts you can't see: where the utilities are, how water moves across the property, what the soil will support, and what it costs to get power to the spot where you want to build. Two tracts at the same price per acre can be $100,000 apart once you build.

That's why one line in this listing stands out to me. There's a former homesite on the property, which means some utility infrastructure may already be there. That still has to be verified, so please don't take my word or the listing's word for it. Before you buy, have your builder, a surveyor, and the utility providers confirm what's actually usable. If it checks out, you're starting ahead of most raw land.

A few other things I'd put on any land buyer's list:

  1. Get a current survey so you know exactly where the lines are.
  2. Test the well for flow and water quality.
  3. Talk to the county appraisal district about the agricultural valuation. If the land currently has an ag valuation, find out what it takes to keep it and what happens to your taxes if the use changes.
  4. Line up land financing early. Land loans often work differently from home mortgages, with different down payments and terms. A licensed lender can tell you your actual number.

Want to walk it?

Video only shows so much, and land makes more sense once you're standing on it. If you'd like to see it in person, I'll meet you out there and we can talk through what you'd build and where.
